Garmen Residence

This beautiful vacation home located in Bethel, PA was started in fall of 2018 and finished in early 2019. The construction was made out of rough sawn, unsealed, hemlock timber frame all in with mortice and tenon - no nails. It features a standing seam roof, vinyl siding, mahogany front porch, black painted widows, yellow pine interior finished floors, and 100% spray foamed insulation.


The custom kitchen features granite tops. The residences existing garage was updated with matt black ABM panel siding, galvaloom roofing and wood accent doors to compliment the home.

Family farm
in Lancaster county

This 1900's barn was in bad need of repair. It was completely gutted. The all new exterior was refreshed with cedar siding. The interior and exterior stone work was all repointed.   It features polished concrete floors throughout. The heating system is  geo thermal and the home is insulated with 100% spray foam insulation. It's 100% solar.  It has red painted windows by PROVIA, radiant heat and floors throughout, all tru wood (trees off the farm) hardwood floors. The silo chamber was converted to a reading and music chamber. The entire framework was sand blasted. During the preservation a barns swallows nest from 1903 was discovered and  preserved.

"Elvin Groff at LL Groff and Sons, Inc and his men did a great job of repurposing the 100ft 1860's bank barn on our family farm. Converting it to functional living space involved not only general construction labor but also skilled masons and a lot of very detailed --- and frequently very creative --- carpentry work. We are very pleased with the result, and now we have a home that not only that incorporates so much of our personal family history, but allows us to share that history with friends and extended family."

"Elvin Groff at LL Groff and Sons, Inc and his men did a great job of repurposing the 100ft 1860's bank barn on our family farm. Converting it to functional living space involved not only general construction labor but also skilled masons and a lot of very detailed --- and frequently very creative --- carpentry work. We are very pleased with the result, and now we have a home that not only that incorporates so much of our personal family history, but allows us to share that history with friends and extended family."
